Welcome New Homeowner!

 

The Board of Directors would like to take this opportunity, on behalf of our entire community, to welcome you to the Las Casitas Condominium Association.  We are glad you made the decision to buy property in our prestigious area.  The views of the beautiful Organ Mountains, the city, the orchards and Picacho Peak along with the green of the Picacho Hills Country Club golf course will confirm that you have chosen a wonderful place to live.

 

You will find a variety of homeowners in our neighborhood.   Many are here full time; some are here for only part of the year while others are renting for a period.  No matter what their status, we try to be friendly, helpful and harmonious in our dealings with each other.

 

Please feel free to contact any Board Member with your questions or attend our monthly Board meetings (meetings are held in October through May).  Contact any board member for the next meeting date and location.  These meetings are open to property owners but we ask that you call the president if you plan to attend so we can add you to the agenda and let us know the topic you wish to discuss.

 

The Bylaws and Declaration of Condominium are posted on the condo website. https://www.lascasitascondoassoc.com   It is important that you have a copy and review it frequently, so you know what is expected.

 

Our current monthly assessment fee is $200.00 and is due on the first of each month.  We encourage you to use the automatic debit option (form enclosed) to pay your assessment.  However, if you prefer to write and mail a check please make the check payable to:

If your check does not arrive by the 15th of the month it is considered delinquent and a $15 late fee is assigned to your account.  So please be diligent and on time with your fees; after all we need to pay the association bills on time.

This is a list of our most frequently ask questions and a few basic rules and regulations.  These are outlined in our Declaration of Condominium if you would like to review them.

 

  1. Cars parked in driveways must not obstruct the sidewalks.  If your vehicle to too long for your driveway you must park in the guest parking areas.

 

  1. Cars must not be parked on the street.  Our streets are too narrow to allow for emergency vehicles to pass if cars are parked on the street.   We do not want something to happen to a person or structure because the ambulance or fire truck could not get through.

 

  1. Front yards are maintained by the association and existing plants will be removed and replaced by the association.

 

  1. Residents may not add additional plants or landscape material without prior written permission of the board.  Residents must submit a drawing and plant list when requesting approval.

 

  1. The exterior of your unit, including the roof, is your responsibility.  There is an approved paint color for the exterior and units may not be painted any other color.  The paint number is posted on the website.

 

  1. The driveway, sidewalks, and rock walls (front and back) are maintained by the association.

 

  1. The pool is open all year, but it is not heated.  There is no lifeguard so residents and guest swim at their own risk. The pool is closed at 9 pm.

 

  1. Pets are welcome but please pick up and dispose of any pet waste in the common areas or your front yard.  This is not only unsightly but is also a health hazard.  Be respectful of your neighbors and pick up after your pets.

 

  1. Each unit is limited to 2 pets and pets must be on a leash when outside.

 

  1. Trash containers must be kept out of sight except on trash pick up day (Monday). Trash containers may be placed outside/on crub the night before pick up. They may not be stored behind front patio walls unless completely concealed.

 

  1. Please be considerate of your neighbors and the quiet neighborhood we live in.  Loud parties should not extend beyond 9 pm

 

  1. For the safety of our community, we require all unit owners to complete the homeowner’s contact information form.  And if your unit is rented, this must be kept up to date.  All renters are asked to sign this form acknowledging expectations for the Las Casitas community.  If any changes in residents are made, please update the form.
